These terms apply when you book a stay at Notestone Reserve, a family-owned property with 10 vacation rentals at 14580 Notestone Road, Laurelville, OH 43135. By booking with us, you agree to them. We’ve written them plainly, but they’re binding — read them before you book, not after.

Booking and Payment

Direct bookings on our website are processed through OwnerRez, our booking software, with secure checkout. Your reservation is confirmed once payment is processed and you receive a confirmation email. Rates, fees (cleaning fee, pet fee where applicable), and taxes are shown before you pay — no hidden fees.

The person making the booking (the primary renter) must be at least 21 years old and must be staying at the property for the entire reservation.

If you book through Airbnb or Vrbo, that platform’s booking, payment, and cancellation policies apply to your reservation. These terms still govern your conduct while at the property.

Cancellation Policy (Direct Bookings)

Snow exception: If a Level 3 Snow Emergency is declared in Hocking County that will prevent access to the property, we will provide a full refund.

We recommend travel insurance for additional flexibility. If you booked through Airbnb or Vrbo, their cancellation policies apply instead. Questions about your specific booking? Reach out — we’re reasonable people.

Renter Agreement Required

Every reservation requires a Renter Agreement signed electronically after booking. We send it with your booking information already filled in. You must sign it before you can access the property. If these terms and the Renter Agreement ever conflict, the signed Renter Agreement controls.

Hot Tubs, Fire Pits, and the Outdoors — Assumption of Risk

We’re on 14 wooded acres in rural Ohio. Part of what makes the place great also comes with inherent risks, and you use these features at your own discretion and risk:

To the fullest extent permitted by Ohio law, guests assume all risk of injury or loss arising from use of the hot tubs, fire pits, playground, game room, and outdoor areas, and Notestone Reserve and its owners are not liable for injuries or losses resulting from these inherent risks, except where caused by our own negligence. The Renter Agreement contains the full liability and indemnification terms.

Damage and Guest Responsibility

You’re responsible for the unit and its contents during your stay. Accidents happen — tell us right away, and honest accidents are usually easy to resolve. Damage beyond normal wear and tear, excessive cleaning (including smoking remediation and, yes, glitter), missing items, and septic damage from improper flushing will be charged to the primary renter. [CONFIRM: whether you take a security deposit or card-on-file damage authorization through OwnerRez, and the amount — state it here if so]

Right to Refuse Service and Eviction

We reserve the right to decline any booking and to remove guests who violate these terms, the Renter Agreement, or the house rules — including parties, unregistered guests, camera tampering, or behavior that endangers other guests or the property. Guests removed for violations are not entitled to a refund and remain responsible for any damage.

Weather, Access, and Force Majeure

The property is on a rural road, and winter weather is real here — we recommend AWD or 4WD in winter months. Except for the Level 3 Snow Emergency exception above, refunds are not provided for weather, road conditions, power or internet outages, or other events outside our control. If an event beyond our reasonable control (natural disaster, government order, or similar) makes the property genuinely unavailable for your stay, we’ll work with you on rebooking or a refund.

We run Starlink satellite internet and it generally holds up well, but we can’t offer refunds for WiFi or cell service interruptions.

Governing Law

These terms are governed by the laws of the State of Ohio. Any dispute will be resolved in the state or federal courts with jurisdiction over Hocking County, Ohio. If any part of these terms is found unenforceable, the rest still applies.

Changes to These Terms

We may update these terms from time to time. The version posted on this page when you book, together with your signed Renter Agreement, applies to your stay.
